Project Overview
This project involved delivering a legal disrepair refurbishment within an occupied residential property. Works included internal building repairs, plastering, decorations, joinery repairs, and associated remedial works to restore the property to a safe and habitable condition.
A key challenge was working within an occupied property where the tenant had been identified as vulnerable and requiring additional support. Careful planning, clear communication and a patient approach were maintained throughout the works to ensure the tenant felt safe, informed and comfortable, while minimising disruption and successfully delivering the project.

Vulnerable Resident Support
Additional time and patience were given throughout. Noise, dust and disruption were minimised, works were planned around the resident's needs, and support was provided throughout the project to ensure the resident's comfort and well-being.
Scope of Works (SOW)
- Complete legal disrepair repairs throughout the property
- Carry out plastering and making good to affected walls and ceilings
- Prepare and redecorate internal areas
- Repair internal joinery and finishes
- Complete associated remedial building works
- Carry out a NICEIC Electrical Installation Condition Report (EICR)
- Test all accessible electrical circuits and issue certification upon completion
Confirmation of Verbal Instruction (CVI)
- Additional plastering and making good following opening-up works
- Additional decoration to achieve a consistent finish
- Minor remedial electrical works identified during testing
- Additional repairs identified during the project and completed following client approval
- NICEIC-certified EICR completed prior to handover

Quality Assurance & Photographic Evidence
Supervisory inspections at key stages; works photographed before, during and after; internal snagging and quality audits; works verified against the agreed specification.
Final Inspection, Walkthrough & Handover
